ALL maintenance requests must include a completed request form. Completion of this form will be used to que and prioritize your maintenance request.
What is a Maintenance Emergency?
A “maintenance emergency” is something that requires immediate attention and if left unresolved, could result in injury, threaten one’s health, or cause serious property damage. These include fires, floods, suspected gas leaks, or a loss of power or water.
Not a Maintenance Emergency
Renters and Guests encounter certain events that may feel like emergencies in the moment. However, they are not considered maintenance emergencies. These things include:
Noisy Neighbors: Though it can be frustrating, noisy parties or loud voices are not considered emergencies. Still, it can be helpful to follow up with management during regular hours. Be sure to report suspected criminal conduct to 911.
Locked Out of the Property: Most AZRNR managed property’s are controlled by digital keypad and/or remote Smartlocks, and there are generally only 2 reasons why you might get locked out of a property. 1) the batteries in the lock have failed and need to be replaced, or 2) your access has been disabled due to rental agreement a violation. Please contact us via text message and we will try to assist as necessary. In the event that you’re locked out of your unit or building because you lost your key fob, the property manager will be able to re-issue you a new one, at a cost as outlined in your agreement.
Loss of services: Though it can also be frustrating, loss of services such as internet, cable, or other provided services are not considered emergencies but will be looked into upon receipt of the maintenance request form.
Maintenance Issues That Might be Considered Emergent
No Heat: In colder areas, close doors and windows to help keep the existing heat in the unit, use additional blankets as necessary. Submit a maintenance request and send management a text message.
No Air Conditioning: In extreme heat, the loss of air conditioning may be a maintenance emergency. Submit a maintenance request and send management a text message.
Clogged Plumbing: A clogged sink or toilet is not an emergency. Submit a maintenance request and send management a text message.
